Buying a Home in the UK: How AI is Changing Property Search
Updates from the team behind Jitty - where we share what’s new in the product and the most interesting homes we’ve spotted along the way.

Buying a home is one of the biggest financial, not to mention emotional, decisions you’ll ever make.
Where you live - the area as well as the property itself - shapes your daily life, your finances, your routine - everything. And yet, for most people, the homebuying process still feels confusing, overwhelming, and generally speaking, like a complete guessing game.
You can scroll through hundreds of listings, apply filters, and try to compare homes - but still end up wondering: Am I choosing the right place? Am I missing something better? Is this actually a good decision?
At Jitty, we’ve spent a lot of time thinking about this. And we’ve come to a simple realisation - homebuyers haven’t had enough support.
The problem with buying a home today
The UK property market has traditionally been built around sellers, not buyers.
That means buyers are expected to figure out where to live, understand what homes are worth, compare hundreds (+) of options, and make a life-changing decision - largely on their own. It’s a huge amount to take on, especially when the stakes are so high.
It’s no surprise that things can go wrong. More than half a million property sales fall through every year in England and Wales¹, and failed transactions cost buyers hundreds of millions of pounds annually². Behind those numbers are people who’ve lost time, money, and opportunities - often because they didn’t feel confident in their decision in the first place.
We’ve built something different
As Jitty has grown - now to over 3 million users - we’ve been working on a new way to help people navigate the property market.
Instead of just showing you homes, we’ve built a conversational homebuying assistant - our “homebuying helper” - that helps you think through your options, not just browse them.
It means that while you’re searching, you can actually have a back-and-forth conversation. You can ask what it’s like to live in a certain area, explore places you hadn’t considered before, compare homes properly, even ask for guidance on making an offer, and get a clearer sense of whether something is right for you.
How can that really help homebuyers?
In practice, it’s about turning uncertainty into clarity.
Instead of relying on filters and guesswork, you can explore your options in a much more natural way. You might start by asking about an area, then realise there are nearby neighbourhoods that could suit you even better. You might compare two homes and understand which one really fits your needs - not just on paper, but in reality.
You can also start to see the bigger picture: what’s happening in the local market, what similar homes look like, and even what you might want to offer. All of this builds context - and that context is what helps people make better decisions.
Because ultimately, it’s not just about what’s available - it’s about what’s right for you.
From property search to decision-making
Most property websites are built for browsing. They show you listings and leave the rest up to you.
But buying a home isn’t just about seeing options - it’s about deciding what works best for you.
That’s the shift we’re focused on at Jitty. Moving away from endless scrolling and second-guessing, and towards something that actually helps you feel confident in your decision.
Why this matters for homebuyers
When you’re buying a home, uncertainty isn’t just stressful - it can be expensive.
It can lead to pulling out of a purchase, choosing the wrong area, missing better opportunities, or even overpaying. And in a market where transactions are already fragile, that uncertainty contributes to the hundreds of thousands of deals that fall through each year.
We believe that better context leads to better decisions. Knowing what similar homes are on the market, understanding what you might be missing, and seeing how others approach similar decisions all help reduce that feeling of guesswork.
What we’re building at Jitty
We don’t see ourselves as another property portal.
We’re building something different - a homebuying assistant that works on your side.
That means helping you explore your options, understand what matters, and ultimately decide what’s right for you. Because buyers deserve more than just listings - they deserve support.
What’s next
Our conversational homebuying assistant - Jitty’s homebuying helper” - is currently in private testing, with a waitlist now open and wider rollout coming soon.
We’re really excited about what this could mean - not just for Jitty, but for how people buy homes more broadly.
Because ultimately, buying a home shouldn’t feel like a guessing game.
